MORE TIME INSPECTING, MORE TIME REPORTING!
We recently received a phone call from a homeowner to inform us that they recently purchased a home. They had it inspected prior to purchase and since occupying the home they have found multiple defects and safety hazards that were not in the report. The amount of issues they were finding was a cause for alarm. The homeowner informed us that the inspector spent only 30 minutes inspecting the home and had the report ready on-site. Well, it's no wonder the true condition of the home was not reported upon, there was simply not enough time spent investigating and inspecting the home’s structure, systems & components. To put it into perspective, in the industry it is typical for an inspector to spend 1.5 - 2 hours inspecting an average size home. However, at CNHInspections our typical inspection time on an average size home is 4 hours! So to simply put it, we spend more time inspecting your future investment.
WHY OUR REPORTS ARE NOT READY ON-SITE
After the inspection it is typical in the industry to receive the inspection report on-site. However, in our experience we feel this is not in the best interest of our clients. After the inspection, we spend time tailoring the report with detailed descriptions, HD photos, videos and informational external links to help clients truly understand each defect. This provides invaluable information that aids homebuyers in making informed decisions, negotiate repairs and avoid future expenses.
INSPECTION TEMPLATE & COMPLIMENTARY INSPECTION ADDENDUM
We have spent a countless amount of hours building our inspection template that we use to create the home inspection report, ensuring that clients are not left with questions when reading their report. We recently released our new 2025 inspection template which is our best yet, providing clients with a smooth flowing, easy to navigate report. Additionally, we have created a home inspection addendum page, hidden on our website, exclusively available to clients. INTEGRATED REPAIR REQUEST BUILDER
We have had agents and/or clients writing down inspection defects to send to the listing agent, builder, insurance company etc.! With our inspection software clients and agents have access to an integrated tool called the ‘Repair Request Builder'. This tool allows you to quickly create a professional-looking repair request list from the home inspection report using our report language. You can select which recommendations from the report to include in your custom document that can then be emailed to the applicable party. This is important as it provides an explanation and location description of the defect(s) to prevent questions and confusion between realtors, contractors, etc.! We even provide a quick 5-step instructional blog linked in each report to help generate your repair request document.
PREPARATION BEFORE THE INSPECTION EVEN BEGINS
As soon as the inspection is scheduled we send out ‘How to Prepare’ instructions to the listing agent for the homeowners. Not only do we email it to the agent, we also take time to personally text the agent to inform them of the email and its purpose, ensuring its delivery! These instructions, found HERE, instruct the homeowners on how to prepare their home for the inspection. Why is this important? If the attic or crawlspace access is blocked or sealed, if the electrical panel or furnace has personal belongings blocking it, and/or if the water or electricity to the structure is off this will limit the inspection clients are paying for! We do all we can for our client to receive the most comprehensive inspection without limitations!

We do not show up to the inspection empty handed! We have invested in industry leading tools & equipment to investigate suspicious areas and more! COMPLIMENTARY WALK-THROUGH WITH A CLIENT BAG
We do offer a complimentary client walk-through at the end of the inspection, with the inspector, to go over our findings. This is an opportune time to address any concerns the client may have about the home. Additionally, we also provide the client with a complimentary client bag including information on what to expect next, additional information, a home maintenance book written by the International Association of Certified Home Inspectors and more!
EXTRA STEPS TO ENSURE ALL PARTIES ARE SATISFIED
During an inspection we are in a homeowner's home for many hours inspecting all areas of the home. To ensure the homeowners are comfortable, we leave behind a seller's note informing the homeowners on the steps we took to take care of their home with contact information should they wish to contact us with any concerns.
